Tanzania’s New Overwater Suites Are Bringing the Maldives Model to East Africa

If you’ve ever scrolled through photos of the Maldives and thought “I’d love that, but I don’t want to spend ten hours on a plane,” East Africa has started to answer. Tanzania, better known for the Serengeti and Kilimanjaro, is quietly adding something its beaches haven’t really had before: villas built on stilts over the sea. It’s a small trend so far, and worth looking at closely before the marketing gets ahead of reality.

The Model, Briefly

The overwater villa is simple in concept. A private suite built out over shallow water, usually reached by a jetty, with a deck, steps down to the sea and often a plunge pool. The Maldives popularised it. What’s interesting about Tanzania’s version is the pairing: a safari in the morning, a deck over the Indian Ocean a few days later. That combination is harder to find elsewhere in Africa.

What Already Exists: Zanzibar’s Isaraya

The clearest example today is Isaraya Luxury Over Water Villas on Michamvi, on Zanzibar’s east coast, which describes itself as a brand new property of five exclusive water villas plus a jetty restaurant. Travellers on Tripadvisor rate it 4 out of 5, and several reviews describe it as an easy add-on after a safari. One guest who stayed after trips in Uganda and Tanzania described a spacious suite, a very private deck, a plunge pool and the ability to slip straight into Chwaka Bay from the deck. Another liked that the water villas have their own bar and restaurant. Five villas is tiny, and that’s part of the appeal. It’s closer to a boutique hideaway than a resort.

What’s Coming: Pemba’s Private Island

The bigger story is on Pemba. A report published earlier this month says Paradise Island Resort is set to open in November 2027 on a private island south-west of Pemba, with 80 eco-luxury beachfront villas, 20 of them over-water villas with a private pool, terrace and ocean view. That would make it a far more substantial overwater offering than anything currently in Tanzania. Other new resorts are queuing up on the archipelago as well, including an NH Collection resort planned for Pemba with an opening scheduled much later, so the island group is clearly on the radar of international brands.

Why East Africa Makes Sense

Most travellers arriving in Tanzania already come for safari, and honestly the logistics favour it. A bush-and-beach itinerary is a well-worn path, and adding overwater accommodation makes the beach half feel more special. Compared with the Maldives, you’re also getting a culture and a coastline that feel lived-in, with spice markets, Swahili architecture and fishing villages nearby, rather than a resort island with nothing else around it.

Honest Caveats

This is where it pays to read carefully. Zanzibar’s east coast is known for strong tides, so the sea in front of a villa can look very different at low tide than at high tide. Before booking, check tide times and ask the property how swimming works at different times of day. Also, “overwater” doesn’t always mean deep turquoise lagoon. Conditions vary by location, season and weather, so look at recent guest photos rather than only the brochure shots. And remember that the Pemba project is still a future opening, so don’t book around dates that haven’t been confirmed.

Who It Suits

It’s a good match for honeymooners, safari-goers who want a proper beach finish and travellers who like smaller, quieter properties. It’s less suited to anyone expecting the scale and polish of the big Indian Ocean resorts, since Tanzania’s overwater options are still limited in number. If you’re keen, a sensible approach is to book a smaller existing property now and keep an eye on the larger developments as they approach opening.

The Takeaway

Tanzania isn’t a copy of the Maldives, and it doesn’t need to be. What it’s offering is a different version of the same dream: a villa over the water, in a place where you can also see elephants a few days earlier. It’s early days, but for a region that’s been mostly about safari, it’s an intriguing shift.
